As a real estate professional, you know color is key to making a great first impression.
Condos and HOA groups
Whether it's a condo, HOA property, individual residence, or commercial space, the same principles apply — and our 5-Step Process makes it easy to address any changes. For new homeowners, it's also the start of making a house truly their own.
The same principles apply for all property types.
Our 5-Step Process is an effective way to address changes.
Staging Specifically
A few ways staging can elevate a space:
-
- Revise the space to create focus and flow
- Review and refresh furnishings and accessories
- Highlight standout features, minimize weaker ones
- Select and place artwork — it makes more difference than you'd think
- Choose interior and exterior colors that work together
Curb Appeal
Should I Paint My House Before Selling? Curb Appeal Goes Inside, Also
Curb appeal isn't just outside — it carries through to the interior too. I can help with more than paint colors, by coordinating these elements:
- roofing, stone, shutters, lighting, millwork, plantings, and architectural details
- adding, removing, or adjusting elements to enhance the property's appeal.

Ignite Your Imatination
Designer Color Palettes™- a new way to visualize colors!
DCP™ is our proprietary system that lets you and your clients see a property with new colors applied — before any paint is bought.
It's a powerful way to spark ideas for buyers and sellers alike, whether you're picturing the ‘before’ or imagining the ‘after.’
Two very different examples: The little cottage above, with 3 different color schemes, is just one example of how color makes a big difference!
DesignerColorPalettes - visualization service - will help, interior or exterior.
The larger home shown below was color design interior and exterior, preparing for sale.
What's in a Word?
‘Design’ covers a lot of ground — many areas of expertise fall under that word.
For our purposes, a designer is a professional, often holding special licenses, who is focused on home design, renovation, and décor. A ‘decorator’ typically doesn't handle structural changes, lighting design, or electrical plans. That work belongs to other licensed professionals like architects and design-build specialists.
Color Design specialists often bridge these areas, since many design elements have color to be decided.
About "Staging"
Staging can mean different things — sometimes it's consulting, sometimes it's rearranging what's already there, and sometimes it involves bringing in rented or borrowed furniture and decor. Every space and client is different, so the approach varies.
If you already work with stagers who select colors, I'm happy to apply my DCP process to their choices — just send me a note with any questions.
So, back to the initial question...What is "Design," and what is "Staging?"
If you do work with stagers who select colors, I am happy to use my DCP process with the colors they have selected.
Just send me a note with your questions.
Create the invitation to imagine.
Many real estate professionals already work with stagers and know the process well. Generally, staging helps make a home feel more neutral — not empty, but free of the current owner's personal touches that might dominate the space.
The goal is a home that feels inviting as-is, while also inviting buyers to imagine themselves living there. Color plays a big role in making that happen.
Barbara selected the colors for my whole house, exterior and interior. Neighbors would stop by to ask about the exterior as they admired it so much and wanted to copy it. The interior was soothing and perfect for the 1912 Craftsman home.
It contributed to the rapid sale. Outstanding cost effectiveness.
